Given the relationship of defence and land, surely that makes the pitbull the feudal lord and the true owner of Lee Carter’s property

No, that makes the neighbor the King, Carter the vassal lord, and the pitbull a knight. So, I guess technically, it is now the neighbors yard and Carter’s fief.
